Website Closeout and Clearance Items
All website closeout and clearance items are sold as-is. All clearance and closeout items must be picked up or delivered within 7 days of purchase date. Closeout and clearance items purchased on the website can be returned within 24 hours of receiving. Any and all items returned will not be refunded a $199 freight, handling, delivery and set up fee, and will not be refunded a 25% restocking fee of the price total of the item(s) returned.
Product Description & Photo Disclaimer
Products on the KEY Home Furnishings website are described and presented as accurately as possible. However, due to the nature of the furniture, please note that KEY Home Furnishings does not guarantee that the finish of the ordered wood, leather, fabric, or stone will be exactly as pictured. KEY Home Furnishings cannot guarantee that any particular finish on any product will exactly match the same finish which may have been seen locally. Finishes may vary due to differences in dye lots, climate, and the uniqueness of the artisans hand applied application.
Leather Products: Natural marking such as scars, brands, wrinkles, grain variations, etc., will be considered normal characteristics and not construed as defects. Since no two cows are identical, no two cow hides will be exactly the same. Natural markings and color variations can and will occur. As all dye lots are different, an exact color match cannot be guaranteed to match any sample you may have seen. Sample swatches are to be used as a starting reference point only. Because of the natural characteristics of leather as well as variation in the tanning process, the final leather goods may vary in color, texture, natural markings and sheen (level of gloss). This variation does not constitute a reason for return.
Wooden Products: Due to the natural characteristics of wood, there may be variations in color, grain, sheen, and sizes.
Sizes: Any and all sizes shown on the KEY Home Furnishings website are those listed by the manufacturer. Actual sizes may vary within industry standards and as such, variations should be expected. Upholstery dimensions are never "exact" since most cushions and padding materials are stuffed by hand. Variations of over 2 inches are not uncommon.
Pricing Errors & Omissions
KEY Home Furnishings makes every effort to ensure the accuracy of the information on our web site. KEY Home Furnishings reserves the right to revoke any stated offer and to correct any errors, inaccuracies or omissions, including after an order has been submitted, after it has been confirmed via email or phone, or after customer's credit card has been charged. If pricing errors are discovered after customer's credit card has been charged and order is canceled as a result of the error, credit card will be refunded the full order amount. Prices and availability are subject to change without notice.
KEY Home Furnishings does not collect sales tax. It is the customer's responsibility to understand and remit sales tax in accordance with the laws of their home state.
Delivery/Pick-Up InformationUnless other arrangements are made, all merchandise must be delivered or picked up within 30 days of availability. After 30 days, a $100.00 per month storage fee will be charged.

It is your responsibility to ensure that all furniture items will fit through all doorways, up stairwells, down halls, and around corners into the desired location. For any tight fit, the driver may request that you sign a damage waiver prior to attempting delivery.
Please notify KEY Home Furnishings (KHF) of any special requirements in order to complete your delivery. This includes, but is not limited to, small trucks to navigate narrow roads and driveways, restricted delivery time frames due to local ordinances, proof of insurance for high rise and condominium buildings and service elevator reservations. Orders that are cancelled or rescheduled due to special requirements not communicated prior to delivery will be charged the appropriate fees. You are responsible for protecting your floors from damage by laying rugs, blankets, or cardboard down prior to delivery. KHF will not be responsible for damage to any floors.
Your delivery date is scheduled at either; 1) at time of purchase or; 2) when a KEY Home employee contacts you. If you need to change your delivery date after you have finalized your purchase, contact our KEY Home office at 503-598-9948 at least 48 hours prior to your scheduled delivery date, or you will be charged an additional $50 delivery fee.
If you choose delivery, you agree to be available from 8am - 8pm the day of delivery. The KEY Home office team will call you before 9pm the day prior to confirm a specific three (3) hour delivery window. If you have any questions, please call customer service at 503-598-9948.
An authorized adult must be home during your scheduled delivery window to accept and inspect your items and sign the delivery ticket. If no authorized adult is home to receive your scheduled delivery, you will be charged an additional delivery fee to reschedule the second delivery.

* Please give us prior notification before picking up furniture to ensure your items will be ready when you arrive.
* Items picked up at our warehouse will require assembly by customer.
We encourage you to have your furniture delivered by our delivery service. If you elect to pick up furniture, rather than choosing delivery, the pick-up location is our central warehouse, located in Tigard. The warehouse hours of operation are Tuesday-Saturday from 9am-12pm. For warehouse address and directions, please see http://keyhomefurnishings.com/warehouse_directions.html. All items must be paid in full before picking up.
Customer pick-ups are left in the original vendor packaging for safer transport to your home. You are responsible for inspecting all pick-up items prior to loading them into your vehicle and noting any external signs of damage to our dock team. If you pick up an item that has an imperfection or concealed damage, it is your responsibility to return the item to KHF for servicing or exchange.
KHF is not responsible for any negligence or vehicle damage in securing merchandise into your vehicle or for any merchandise or vehicle transport damage, vehicle accidents, or personal injuries once the merchandise has left the KHF pick-up dock.
Acceptance & Inspection
It is the customer's responsibility to thoroughly inspect all furniture and accessories at the time of delivery and make appropriate notations before signing. All damage to furniture, damage to packaging, missing items, or other problems must be noted in writing on the delivery paperwork. If customer signs for an item and then later discovers damage, KEY Home Furnishings is not responsible to send a replacement piece or have it repaired. A signature indicates acceptance; without inspecting the boxes, customer accepts the shipment "as is" and will be fully responsible for any replacements (including freight) or repair costs if transit related.
If damage is noticed during delivery, please contact KEY Home Furnishings immediately, while the delivery team is in your home. If you are unable to reach us, please note the damage in detail on the delivery ticket and accept the merchandise until we can resolve the issue. The customer service team will be able to serve you better with the furniture in your home and will contact you to resolve the issue as quickly as possible. In most cases, issues can be easily resolved without shipping anything back to our retail store or the factory. The most important step is to make detailed notes on the delivery receipt that the customer service team will receive from the delivery company. Please note that refusing a delivery may result in additional delivery charges.
Return/Cancellation PolicyDamaged Items
If item is damaged upon delivery, determination of whether to repair or replace furniture is at the sole discretion of KEY Home Furnishings. If a repair isn't possible then a replacement piece will be ordered and the damaged pieces become the property of KEY Home Furnishings.
KEY Home Furnishings (KHF) accepts returns within 48 hours of receipt of an item. Delivery and pickup fees not refundable (when applicable). Restocking fee charged for returns. Restocking fee equal to 25% of purchase price plus all associated freight charges. Custom orders cannot be returned.
Once your order is placed with KEY Home Furnishings, we will submit it to the manufacturer on your behalf. At this point, KEY Home Furnishings is financially obligated to purchase the furniture from the manufacturer. For this reason, we do not accept order cancellations. Any exception to the cancellation policy will be solely at KEY Home Furnishings discretion. If KEY Home Furnishings deems it appropriate to cancel an order, it will be subject to a 25% cancellation/restocking fee plus freight charges.
Returns due to customer preference, no-fits or any other reason are not accepted. KHF reserves the right to refuse returns or exchanges of items that are not in as-new condition due to damage or misuse by the customer. Once the timeframe listed above has expired, all deposits and payments are non-disputable.
If merchandise was originally picked up, the customer is responsible for return transportation, and the items must be in the original packaging. If returned items need to be picked up from your home, you will be charged a pickup fee. Your initial delivery fee is not refundable.
Refunds on purchases made by cash or check will be refunded by mailed check within 14 business days of receipt of returned merchandise. Refunds by credit card will post to your account within 10 business days.
KEY Home Furnishings (KHF) Manufacturers Limited Warranty POLICY
Claims pertaining to manufacturer defects need to be reported to Key Home as soon as possible. Before you start the claims process, be sure you understand the manufacturer’s limited warranty clearly. Warranties are written to protect the original purchaser from manufacturer defects. Wear and tear from everyday normal use is not subject to a warranty claim. To start the claims process, all furniture manufacturers require several photos of the defective item, and the claim will not be processed until they are received. Please email all photos along with a description of the defect to firstname.lastname@example.org. If you are unable to access a cell phone with a camera and/or do not have email, and the furniture is in the Portland area, Key Home will go to your home and take photos for you for a nominal fee of $69.00. Sometimes friends and/or relatives have access to cell phones with cameras and also have email accounts. If you do not have email and begin the claims process, please call (503)598-9948 between 10am and 3pm, Monday through Friday, and ask for customer service.
If your claim is determined to have a manufacturer issue covered by the manufacturer warranty, Key Home and the manufacturer reserve the right to exercise one of the following options listed below at its sole discretion.
- Service the item in your home if applicable
- Service the item in our service shop
- Replace any part or parts of the item
- Service the item at the manufacturer’s facility
Many warranties are written to cover parts for one or more years, but unless otherwise stated by the manufacturer’s warranty card, all furniture manufacturer warranties cover a maximum of 1 year of labor charges from the date of original purchase. Manufacturer’s warranties do not cover transportation. It is your responsibility to transport the item to our warehouse if service outside of your home is required. Please note KHF is not responsible for transportation of any manufacturer accepted warranty claims. However, as a courtesy, if a claim is filed within 30 days of delivery, and has been determined the manufacturer wants to service the item outside of your home, transportation in the Portland area will be provided complimentary by Key Home. If needed, KHF can pick up your furniture and act as a transport agent for you for a nominal fee. Standard, regular delivery fees will apply. If service is required outside of your home and you choose to transport the item yourself, you are required to obtain a service and/or part claim number and transport it to our service center located in our Tigard warehouse. All furniture returned for service without the approved claim number will be refused. If a manufacturer determines to exchange or replace an item under warranty, Key Home can assist with the delivery and exchange for a nominal fee. Standard, regular delivery fees will apply.
All manufacturer warranties are limited to the original purchaser and they must have the original receipt. All claims are subject to the manufacturers, or their authorized agents, inspection of the product, based upon manufacturer warranty procedures. The warranty is VOID if the merchandise has been determined by the manufacturer, Key Home, or an authorized agent to be of abuse, negligence, accidents, any pet related issue, or if used for commercial purposes.
The manufacturer is the warranty provider. Key Home is not the warranty provider, and stands behind the manufacturer warranty, to the extent only of the manufacturer. If the manufacturer denies a claim, is not willing to provide service, or is not able to provide warranty for any unforeseen reasons, Key Home is held harmless, and the warranty is void. As-is and clearance items do not carry a manufacturer warranty, unless otherwise noted on your original invoice at time of purchase, in which case it will not exceed a 1 year warranty.
When does the manufacturer’s limited warranty start?
Once you have taken possession of your furniture, the manufacturer’s warranty applies.
How do I know if the problem is covered by the manufacturer’s limited warranty?
Key Home Furnishings will be happy to assist you in determining if your claim is covered by the manufacturer’s limited warranty. Please contact Key Home Furnishings customer service at email@example.com, and allow us to contact the manufacturer on your behalf. Most Manufacturers will only communicate with the store the original purchase was made from, and not directly with the consumer.
What is the difference between the manufacturer’s warranty and any purchased extended warranty?
The manufacturer’s warranty protects against defects in craftsmanship of the merchandise for a predetermined amount of time. Feel free to visit the manufacturer’s website to obtain a copy of their warranty. Or if you would like, please email firstname.lastname@example.org and we will email you a copy of the manufacturer’s limited warranty. The extended warranty protection warrantees your purchase against accidents. See details on the extended warranty on you certificate, or access the information on their website. If you would like us to email you a copy of the extended warranty information you purchased, please request a copy at email@example.com. If you have purchased an extended warranty, all warranties implied by the extended warranty company are between you, the purchaser, and the extended warranty company. Please contact the extended warranty company directly with any warranty claims; Key Home Furnishings in this case does not assist in the claims status.

If an item needs to be serviced or exchanged under a manufacturer's warranty, it is your responsibility to transport the item back to the KHF Tigard warehouse where repairs or an exchange will be made. KEY Home Furnishings is not responsible for transportation of warranty claims. However, as a courtesy to our customers, if a claim is filed within 30 days of delivery, complimentary transportation in the Portland area will be provided by KEY Home Furnishings, if the item was originally delivered through KEY Home or one of KEY Home's accepted delivery companies. If these conditions are not met, and you cannot provide transportation, KHF may arrange to transport the item on your behalf for an additional charge. KHF may also elect to schedule an in home repair utilizing an experienced furniture technician for an additional charge. Your manufacturer's warranty is voided if the furniture is moved from the original delivery address.
Manufacturers require photos of the defective or damaged item prior to service authorization. We appreciate your assistance in sending photos, and we will assist and accommodate you if you are unable to do so. Warranty claims requiring inspection from a KEY Home employee will require a minimum $69.00 service fee prior to inspection. We understand the frustration associated with the necessary fees, and therefore are willing to refund the service fee for all valid warranty claims.
Items will be repaired, partially replaced, or completely replaced solely at the discretion of the manufacturer. KEY Home is not the warranty provider, and stands behind manufacturer warranties, to the extent only of the manufacturer. If the manufacturer is not willing, or is not able to honor the warranty for any unforeseen reasons, KEY Home is held harmless, and warranty is void.
AS IS and Clearance items do not carry a manufacturer warranty, unless otherwise noted on your original invoice by your sales associate, in which case the warranty will not exceed one year.
Most manufacturers offer their warranty information online. Upon request, your sales associate will provide you with website information.
If you have purchased an extended Guardsman warranty, all warranties implied by the Guardsman Company are between you, the purchaser, and Guardsman. Please contact them directly with any warranty claims; KEY Home Furnishings in this case is not the warranty company. Please have your warranty certificate available.
KEY Home Furnishings provides no warranties express or implied, including but not limited to, implied warranties of merchantability or fitness for a particular purpose. All such warranties are expressly and specifically disclaimed. KEY Home Furnishings shall not be responsible for any indirect, special or consequential damages.
This Agreement will be governed by the laws of the United States and the state of Oregon, without reference to rules governing choice of laws. Any action relating to this Agreement must be brought in the federal or state courts located in Lake Oswego (Clackamas County), Oregon, and you irrevocably consent to the jurisdiction of such Courts. This Agreement will be binding on, inure to the benefit of, and enforceable against the parties and their respective successors and assigns. Our failure to enforce your strict performance of any provision of this Agreement will not constitute a waiver of our right to subsequently enforce such provision or any other provision of this Agreement. Reasonable attorney fees and collection costs will be assessed to and paid by the customer where a) there is any past due unpaid balance or where a claim or action is brought in any other jurisdiction. Customer and KEY Home Furnishings agree that a signed faxed copy will be deemed as an original. Customer and KEY Home Furnishings agree that no oral agreements or modifications will be accepted or effective. This document contains everything agreed upon. Any deviation from these terms must be written and signed by both parties.
You hereby represent and warrant to us that this Agreement has been duly and validly executed and delivered by you and constitutes your legal, valid and binding obligation, enforceable against you in accordance with its terms; and that the execution, delivery and performance by you of this Agreement are within your legal capacity and power, have been duly authorized by all requisite action on your part, require the approval or consent of no other persons, and neither violate nor constitute a default under the (i) provision of any law, rule, regulation, order, Judgement or decree to which you are subject or which is binding upon you, or (ii) the terms of any other agreement, document or instrument applicable to you or binding upon you.
